Estate agency in the Balearic Islands is a regulated activity. IB Properties is a member of the official college of estate agents (API) and is entered in the official register of the Balearic Islands (ROAIIB). This page sets out what that means and how to check it.
API membership

API (Agente de la Propiedad Inmobiliaria) is Spain's long-established professional body for estate agents. Members work under a code of ethics, carry professional liability insurance and are subject to the college's disciplinary oversight.

ROAIIB registration
Registre Oficial d'Agents Immobiliaris de les Illes Balears
The ROAIIB is the official register of estate agents kept by the Balearic Government under the Balearic housing law (Law 5/2018). Registration requires accredited training, civil liability insurance, a financial guarantee and a physical office open to the public.

Both registrations are conditions we have to keep meeting, not a one-off badge. In practical terms they guarantee the following.
