From first call to keys
Six stages. Only the third is genuinely unpredictable; the rest run to a reliable timetable.
Valuation and mandate — a few days
We visit, agree a realistic asking price and a strategy, and sign an exclusive mandate. Nothing is payable unless we sell.
Preparation — 2 to 3 weeks
Documents gathered, any small improvements agreed, then photography, floor plans and a description worth reading.
On the market — 3 to 6 months, typically
Our website, the major portals and our own buyer list. Every enquiry qualified, every viewing conducted by us, honest feedback within a day or two.
Contrato de reserva — signed within days
Once you accept an offer, the buyer pays roughly €6,000 to €10,000, usually held by a lawyer, and the property comes off the market.
Contrato de arras — 2 to 4 weeks later
The private purchase contract, and the real commitment. The buyer pays you 10% of the price and the completion date is fixed.
Escritura pública — 6 to 10 weeks after that
Both sides sign before a notary, you receive the balance, the keys change hands and the Land Registry is notified the same day.
The deposit that binds both sides
Arras contracts here are usually penitenciales, under article 1454 of the Civil Code. If the buyer pulls out they forfeit the 10% and you keep it; if you pull out, you return it twice over. It is the point at which a sale stops being a conversation, which is why we make sure everything is checked before you sign.
What selling costs you
Less than most sellers expect, once you know which side pays what. In the Balearics it is customary for the buyer to carry the notary and Land Registry costs.
Estimates, and the tax position in particular depends on your own circumstances. Your lawyer or gestoría will give you exact figures once they have the purchase deed and your dates of ownership.
